It is a transition from the residential house next door to the commercial lot. There could be variances granted but it is all done thru the city of League City after you own the land. I suggest calling the City of League City zoning and ordinance for more details. It is my understanding that you can build a house on the lot that is zoned commercial as well. I would clarify this with the city. In the picture, the approximate lot lines are indicated in yellow. The fence in the back is the back property line.
